Your rebate amount depends on the apartment community and the commission we receive. Here is our rebate scale:
Available at most participating Texas apartment communities in our network. The most common rebate tier for standard lease placements.
Available at select apartment communities that pay higher commission rates. Typically applies to newer communities, lease-up properties, and communities running active move-in specials.
Our highest rebate tier. Available at premium apartment communities that pay top-tier commission rates. Ask your locator which properties in your target city currently qualify for the $700 rebate.

How the Fresh Start Locators Rebate Works

Contact Fresh Start Locators First
Reach out to us before you tour or apply anywhere. This is critical — we must be listed as your referral source from the very beginning of the process for your rebate to be valid. Call us at 1-833-4-HOME-4U (1-833-446-6348) or complete our search form.
List "FRESH START LOCATORS" on Every Document
When you tour the apartment write FRESH START LOCATORS on your guest card. When you submit your application write FRESH START LOCATORS as your referral source. This is how the property knows to pay our commission — and it is how you qualify for your rebate.
IMPORTANT: If our name is not listed on both your guest card and your application we cannot collect our commission and your rebate will be forfeited. Do not skip this step.
Sign Your Lease and Move In
Complete the leasing process normally. Pay your deposit and first month's rent directly to the property. Once your lease is fully executed and confirmed your rebate clock starts.
Receive Your Rebate
After the apartment community confirms your lease and pays our referral commission — typically 60 to 90 days after move-in — we send your rebate directly to you. We will contact you to confirm your preferred payment method.
Timeline Note
Apartment communities typically pay referral commissions 60 to 90 days after move-in. Your rebate will be sent to you within 5 business days of us receiving the commission. We will keep you updated throughout the process.
Rebate Rules — Please Read Before You Apply
We want every client to receive their rebate. These rules exist to protect both of us.
You Must Contact Us First
Your rebate is only valid if you contact Fresh Start Locators BEFORE you tour or apply at any property. If you have already toured or applied without us we cannot process a rebate for that property.
List Us on ALL Documents
You must write FRESH START LOCATORS as your referral source on your guest card, tour registration, and rental application. If our name does not appear on all documents the property will not pay our commission and your rebate will be forfeited. There are no exceptions to this rule.
One Rebate Per Lease
Rebates are issued per lease, not per person. One rebate per unit regardless of the number of occupants on the lease.
Rebate Amount Is Determined by the Property
Your specific rebate amount — $300, $500, or $700 — is determined by the commission Fresh Start Locators receives from the apartment community for your placement. We will tell you your exact rebate amount before you apply so there are no surprises.
Payment Timing Is Property-Dependent
Rebates are paid after Fresh Start Locators receives the referral commission from the apartment community. This typically takes 60 to 90 days after your move-in date. We do not control this timeline but we will communicate every step of the way.
Qualifying Properties Only
Not every apartment community pays referral commissions. Rebates are only available at properties within the Fresh Start Locators partner network that pay a referral commission upon lease signing. Your locator will confirm rebate eligibility before you apply.
Rebates Are Non-Transferable
Rebates are issued to the primary leaseholder only and cannot be transferred, assigned, or applied to a different unit or property.
No Rebate on Second Chance Placement Fees
The referral rebate program applies to standard apartment locating placements only. Second chance leasing placements that involve additional placement fees are handled under a separate fee agreement disclosed at the time of service.

Clients lose their rebate almost exclusively for one reason: they forgot to write FRESH START LOCATORS on their guest card when they first toured.
